Land Improvements
A fixed asset under the Property, Plant and Equipment caption on the balance sheet. Enhancements to land which have a limited life, such as:
- walkways
- driveways
- fences
- parking lots
- walls
The land improvement account is subject to depreciation over the estimated lives of the improvements. It is a different account than land, because land is assumed to have indefinite life and is not depreciated.
The depreciation of land improvements will show on the profit and loss statement and, like all depreciation expenses, will decrease the company's earnings subject to income taxes.
